search for a home
We want to make sure you don’t miss anything or pay too much. By looking at all sources and employing a funnel process, we start with a large pool of possible fits and focus on the best ones via process of elimination.
2 to 3 months before move-in
offer on a home
We start discussing offer strategy at our first meeting so by the time we make an offer, you are comfortable with the terminology, possible approaches, and options available to you.
1 to 2 months before move-in
go under contract
Once we agree to terms & collect signatures, we are “under contract” and I shift into project manager mode. Calling upon years of experience, I use a proven approach to lower stress levels and keep you ahead of all deadlines.
3 to 6 weeks before move-in
perform due diligence
A standard transaction is about 30 days. During this time, there will be several documents for you to review, including Title Commitment, Property Disclosures, Inspection Reports, Appraisals and possibly HOA docs.
3 to 6 weeks before move-in
close on your home
After completing due diligence and clearing all deadlines, you are ready to Close. We coordinate Closing through a title company, who facilitates the transfer of ownership and funds. There will be a lot of documents to sign!
on or near day of move-in (OR up to 60 days before move-in if rent-back)
move into your new home
After all of the paperwork is signed and you have your keys in hand, you are ready to move into your new home! Our relationship does not end here. We simply shift our focus towards protecting your new investment.
