Ready means no surprises later! I start with a thorough walkthrough of your home and then cover the cost of a pre-inspection and staging consultation. This keeps you in control throughout the process.
We Set the home in the buyer’s eye with professional design, photography, and video to welcome and woo all who come through your door. My detailed market analysis and pricing strategy is aimed to maximize the number of buyers that come through the door.
Your home is Sold through its beautiful presentation, strategic pricing, and comprehensive marketing. Once in the home, we want the buyers to fall in love with the home just as you did.

The initial consultation gives us an opportunity to get to know each other, review the current market, and for me to learn about your home. We will discuss your goals and timeline and steps to get you where you need to be.
4 to 6 months before move-out
prepare your home
My team and I will help you figure out which repairs are needed, ensure title is clear, advise on cleaning, decluttering, and staging, and take stunning photos and video that will make the home shine.
2 to 4 months before move-out
List Your Home
By evaluating the current market, recent trends, updates to the home, your timeline, and our marketing approach, I will arm you with knowledge and confidence to set the right list price for your home. When it is time to list, I place your home on the MLS (which syndicates to sites like Zillow & Realtor.com), schedule open houses, and market through social media, newsletters, etc. to generate optimal interest.
1 to 3 months before move-out
Go Under Contract
You will welcome potential buyers into your home through open houses and scheduled showings. This will all be coordinated with you ahead of time to minimize disruption to you and your family. Offers are presented as they are received. I provide guides and explain the terms so you can distinguish the strength of one offer over another. Once we agree to terms & collect signatures, we are “under contract”.
3 to 6 weeks before move-out
Inspection & Appraisal
A transaction is about 30 days, during which, a buyer reviews important documents & disclosures. They have the home inspected and will ask for repairs. Since we had a pre-inspection, we will be ready for what they find. The appraisal is scheduled by the buyer’s lender. I meet the appraiser at the home and present them with a detailed packet explaining what makes the home special, how we valued it for the market, and what offers we received.
2 to 4 weeks before move-out
close on your home
Once the buyer receives the “clear to close” from their lender, we are ready to close. We coordinate Closing through a title company, who facilitates the transfer of ownership and funds. There will be a lot of documents to sign! After the moving truck has been loaded up and all of the paperwork is signed, the new owners receive the keys and you are ready to move onto your next chapter.
